Tiles and slates
Replacing a few slipped or broken tiles or slates from a ladder or roof ladder costs about £150 to £350. A larger area, or a slope that needs a tower or scaffold, costs more. Matching clay tiles or natural slate costs a little more than concrete.
Ridges, hips and verges
Re-bedding a few ridge tiles is about £250 to £500. Converting a full ridge to a dry ridge system on a semi is about £700 to £1,400, and a dry verge on one gable is about £400 to £900.
Valleys and lead
A short valley re-laid in new lead is about £450 to £900. New lead flashing round a chimney is from about £350. Longer runs and three-storey roofs need scaffold, which is priced on the quote.
Chimneys
Repointing a chimney stack and rebuilding the flaunching is about £450 to £1,200 depending on size and access.
Flat roofs and gutters
A small flat roof patch on a sound deck is about £150 to £400. Gutter joint and bracket repairs are about £90 to £150, and a gutter clean for a typical house is about £90 to £180.
Emergency work
Making a roof watertight after storm damage is priced on the day, with no call-out charge. The permanent repair is then quoted in writing.
