A new roof cost in Brighton in 2026 comes down to the size and shape of the roof, the tile or slate you pick, the access, and what is under the old tiles. These are the budgets to plan with. A free survey turns them into a fixed price for your house.
Budgets by house type
A two-bedroom terrace with a simple pitched roof in concrete tile comes to about £6,000 to £9,500. A three-bedroom semi with a hipped roof, the re-roof we do most, is about £8,000 to £13,000. A detached house or a large hipped bungalow runs from about £11,000 to £18,000. Those figures include scaffold, skip, strip, new membrane and battens, new tiles and dry fix ridges and verges.
Slate and clay cost more than concrete
Natural slate costs more to buy and takes longer to lay. On a terrace, a natural slate re-roof is about 30 to 50 per cent more than the same roof in concrete tile. Plain clay tiles sit between the two, because a plain tile roof needs far more tiles per square metre. A good slate-effect tile gives the slate look for close to the concrete price.
What moves the price
Hips and valleys add cutting and lead. Chimneys add flashings, and repointing if they need it. Dormers and roof windows add time. Three-storey terraces need taller scaffold than a bungalow. Rotten rafters or wall plates found once the tiles are off are priced separately, with photos, because nobody can see them from the ground.
What a proper quote lists
Scaffold and skip, the strip, the membrane and batten specification, the tile or slate by name, the lead work, how the ridge, hips and verges are fixed, how rotten timber is handled and priced, the start date and the guarantee. If a quote does not name these, ask. Ours lists them all.
Repair or replace?
If the felt in the loft is sound and the problem is a handful of tiles, repair. If the felt is torn or crumbling, tiles slip every winter and the same leak keeps returning, a new roof costs less over the next ten years than the repairs. We show you photos so you can judge for yourself.
