Most flat roofs fail at the edges and the joints first: the upstand against the wall, the drip trim at the gutter, the seal round a rooflight. Lay a new layer of felt over a wet deck and the problem is trapped underneath. We strip back to the joists, replace any soft or rotten boards with a new OSB deck, and build the roof up properly from there.
We lay three systems. Torch-on felt is the tough, affordable choice for rear extensions and garages. EPDM rubber is a single sheet with no seams in the field, ideal for dormers and small roofs. GRP fibreglass gives a hard, smooth finish that suits roofs you can see from upstairs and roofs round a lantern. Torch-on felt is the toughest for the money. EPDM is quick to lay with no field seams. GRP gives the neatest finish and suits roofs you look down on. We recommend one when we have seen the roof.
Most extension roofs take one to two days. Bigger roofs and roofs with lanterns take longer.
